The Outlook of Dubai's Residential Market in 2026
Business

Dubai’s residential market is moving into a more stable phase following a remarkable boom over several years. Leading property analysts suggest that concerns of a widespread oversupply in 2026 are exaggerated, with risks primarily limited to specific segments rather than the overall market.

Based on a recent evaluation by global consultancy Cushman & Wakefield, residential values across the city increased by 13% year-on-year in 2025, extending Dubai’s price growth streak to 22 consecutive quarters. While the market is normalizing after surges of 22% in 2023 and 18% in 2024, the underlying demand fundamentals continue to support pricing and absorption.

Analysts view the slowdown as a shift towards a more sustainable growth phase rather than a peak. Pricing patterns are now more location-specific, influenced by asset quality and unit size. Prime areas and family-centric communities remain resilient even as growth moderates in markets flooded with apartments.

By the end of 2025, Dubai’s total residential inventory reached around 935,000 units, with approximately 46,700 homes completed during the year. Forecasts indicate that about 55,000 units will be delivered in 2026 and around 75,000 in 2027. Over the long term, more than 400,000 units are either under construction or planned between 2026 and 2030, although actual completion rates are expected to be significantly lower due to capacity and execution challenges.

Population growth continues to be a significant driver of demand. Dubai welcomed over 208,000 new residents in the past year, a 5.2% increase surpassing the targets outlined in the Dubai 2040 Urban Master Plan. This growth reflects the sustained economic development, job opportunities, and Dubai's appeal as a global hub for talent and investment.

Additional demand is emerging from commuters and residents from neighboring emirates. Data from the Dubai Statistics Centre reveals that 1.68 million people commuted to or stayed temporarily in Dubai during peak periods in 2024, marking a 10% increase year-on-year, indicating a growing pool of potential long-term residents.

Housing demand is now primarily driven by end-users rather than speculators. Rental registrations rose by 7% annually, with lease renewals surpassing new agreements as tenants opt to stay despite increasing rents. Average residential rents rose by 6% in 2025 to approximately Dh122 per sq ft annually, while average sale prices reached Dh1,911 per sq ft. The enrollment in private schools increased by 6%, indicating the rise of family households and long-term settlement.

Industry experts generally agree that oversupply risks are concentrated in specific segments. Nearly 45% of the under-construction properties are situated in five districts — JVC/JVT, Dubai South, MBR City, Business Bay, and Dubailand Residence Complex — while approximately 66% of upcoming units consist of studios and one-bedroom apartments. Apartments make up over 86% of the pipeline, compared to the existing market composition of roughly 80% apartments and 20% villas, supporting the continued strength in villa and townhouse prices.

According to Knight Frank, Dubai’s residential market is shifting "from rapid expansion to a more sustainable phase," with prime and family housing anticipated to remain undersupplied despite an overall increase in deliveries. The consultancy highlighted that villa prices and rents continue to outperform apartments due to limited availability and sustained demand from high-net-worth individuals and expatriate families relocating to Dubai.

Similarly, analysts at CBRE emphasized strong absorption rates and demand driven by population growth as key safeguards against a market-wide correction. CBRE reported that Dubai witnessed one of its most robust years for residential transactions in 2025, with both investor and end-user demand remaining strong despite escalating prices. The firm suggested that the magnitude of new supply "should be seen in the context of continuous population growth and economic development," adding that delays in delivery and staggered project launches would help mitigate supply shocks.

Off-plan sales continue to dominate market activity, constituting approximately 72% of total transactions in 2025, fueled by flexible payment schemes and a wider pricing range compared to finished properties. Off-plan sales increased by about 30% year-on-year, while secondary market transactions saw a more modest 8% growth due to a persistent gap between buyer and seller expectations limiting resale activity.

Major developers continue to drive construction activities. Damac Properties led off-plan transactions with an 11.4% share in 2025, followed by Emaar Properties and Binghatti. In the resale segment, Emaar accounted for around 16% of transactions, demonstrating the depth and liquidity of its completed communities.

Challenges persist in meeting supply deadlines due to contractor capacity and supply chain issues. Several prominent developers — including Emaar, Ellington Properties, Azizi Developments, and Arada — are increasingly taking on internal construction capabilities to manage costs and schedules, indicating that actual completions may lag behind the announced pipeline.
